Services

What Our Services Include.

  • Obtain and review all contracts and documents to ensure accuracy and proper execution. 

  • Prepare and deliver complete disclosure packages to include all Broker and California Associate of Realtors related forms.

  • Open escrow and confirm the EMD has been received.

  • Introduce ourselves as your TC and establish transaction timeline with all parties.

  • Provide 24/7 access to documents.

  • Request and review escrow and commission instructions.

  • Order and review NHD Report, Preliminary Title Report, Home Warranty, and confirm escrow has ordered HOA documents if applicable.

  • Send documents for signature and verify completion.

  • Send copies of termite and any other reports to co-op agent and escrow.

  • Follow up on the appraisal and request loan status updates.

  • Draft addenda needed throughout the transaction.

  • Issue contingency reminders, necessary extensions and follow ups on outstanding items.

  • Send timeline reminders to agents (AVID, Termite, VP, etc.) 

  • Manage and Maintain complete transaction file using our built-in transaction management system.

  • Ensure escrow is in receipt of all invoices and credits. 

  • Fulfill Lender requests for fully executed documents necessary for their file.

  • Upload fully executed transaction documents to transactions management system as they are received.

  • Store closed transaction indefinitely. Closed transactions  will be available upon request in the future if necessary.

  • Properly dispose of sensitive and personal client information after close of escrow.

  • Deliver complete files as a PDF to you, your Broker and Client at close of escrow.

  • Provide weekly transaction updates to all parties and reference any outstanding items.

Agent Responsibilities.

  • Write all offers and negotiate terms.

  • Order all inspections

  • Review reports, negotiate repairs or any changes to the contract. 

  • Complete Agent Visual Inspection and Final Walk-through.

  • Provide exact wording for any addenda needed through the transaction.

  • Review Escrow Instructions and Preliminary Title Report

  • Schedule and supervise appointments (inspections, repairs, termite, etc.)

  • Review Estimated Settlement Statement

  • Update MLS
